What we observe

Published rates for the dates ahead on the channels your competitors sell through, and whether a room is still publicly available. Promotions, minimum stays and cancellation conditions are read alongside the price: a non-refundable rate is not the same offer as yours.

How we read it

Your price is compared with the median and the average of your set, weekend by weekend, and your position is ranked. What matters is rarely the absolute number — it is the size of the gap, its direction, and how long it has held.

What it cannot tell you

A published rate is not a sold room. StayRival never claims to know a competitor's occupancy or pickup: nobody can read that publicly. When availability disappears from a channel, we report exactly that — public availability has shrunk, a signal to confirm.
