Where the numbers come from, and where they stop.
A competitive tool is worth exactly what its sources are worth. Here is what StayRival reads, how it reads it, and what it refuses to guess.
The three rules the product follows
Constraints, not marketing: they are what keeps a comparison honest when the data is public and partial.
Public sources only
Rates and availability published on booking channels, Google Business Profiles and Google Hotels, OTA listings, guest reviews, competitor websites, and public event, holiday and weather calendars. Nothing private, no access to anyone's systems.
Facts and readings, never mixed
An observation is dated and sourced: a published rate, a new package, a review, a missing amenity. An interpretation is labelled as one and carries a confidence level. The two never wear the same typography.
Silence rather than guesswork
A competitor's occupancy, pickup, ADR and RevPAR cannot be read publicly. StayRival reports what it sees — availability shrinking, rates rising — and says the rest is unknown instead of inventing it.
What is read, dimension by dimension
Every signal below is publicly visible: you could check any of them by hand, on the same page a traveller sees.
- Rates published on booking channels
- Public availability, date by date
- Promotions, minimum stays and cancellation conditions
- Packages and direct-booking benefits
- Services and amenities listed
- Experiences promoted on sites and listings
- Ratings and review counts
- Review text and recurring themes
- Public replies to reviews
- Google Business Profile, posts and photos
- Direct rate visibility on Google Hotels
- OTA listing completeness and consistency
- Public event and venue calendars
- School and public holiday calendars
- Short-term weather, competitor rate and availability moves
What would need a PMS
StayRival does not connect to your PMS today. Being explicit about that is part of the method.
- Your rate position and the gaps inside your set
- Your offer against what competitors actually run
- Reputation trend and recurring themes
- Listing, visibility and distribution gaps
- Demand signals on the dates ahead
- Your occupancy and your pickup
- Your ADR and your RevPAR
- Rooms left to sell
- Production history
- A rate computed on your own performance

About sources and method.
Do you scrape my competitors' systems?
No. Everything read is a page a traveller can open. No login, no private feed, no access to anyone's back office.
How far back does the history go?
From the day your property starts being monitored. The one-off report carries no history — it is a snapshot of the day you ask for it.
Can I check a specific observation?
Yes. Every observation in the full report shows where it came from — which is the point of publishing sources rather than a black-box score.
